5 tips during a home viewing

The REALLY good tips for a successful viewing – with ECHT Makelaars & Taxateurs

5 tips for home viewing

''You never get a second chance to make a first impression''. And that is super important when viewing a home!
The first impression of the house during a viewing can give you a "I feel at home here" feeling or say that it is not (yet) love at first sight. We from ECHT Makelaars & Taxateurs are happy to give you some tips to make the viewing successful. What questions can you ask the selling agent? And how do you ''feel'' a house? You can read it in this blog.

# Tip 1 – know the property questionnaire

Are you going to view a home without the help of a purchasing agent? Then use the questionnaire that is (often) included with the brochure of the property. Ask the selling agent about this. The seller completes the questionnaire with important information about the property. Handy, right? The first impression has been made! It is a good idea to read the questionnaire carefully before the viewing. Write down your questions and ask them to the seller or selling agent during the viewing. Good preparation is half the job!

# Tip 2 – ''feel'' the home

How do you feel about a home? Uhm... you don't literally have to feel the house. What we mean by this is that when you stand in the house you can imagine what it is like to live there. Can you see yourself sitting on the couch with a cup of coffee? Does the house make you happy or do you think it seems cold and does not have a nice atmosphere? You usually realize this in the first five minutes of the viewing.

# Tip 3 – the 10 important viewer questions

You've looked at the house from top to bottom, what now? Below we have listed the 10 most important questions that you can ask the seller or selling agent during the viewing. This way you are fully informed and you also make a good impression as a potential buyer. Here they come:

– How long has the house been for sale?
– Why is the house being sold?
– Has the seller already found another home?
– How long has the seller lived in the home?
– Are there already many interested parties?
– Is there an idea of the costs for maintaining the home?
– What is the neighborhood like? For example, what is the composition like?
– What are the possible defects? And what is the cause of this?
– Are there items that can be taken over?
– Are they sold by registration?

# Tip 4 – A second impression

You have seen that nice house once, but still want to make an extra tour? Sometimes this is possible, please discuss this with the seller or selling agent. It is certainly a good idea to see the house again before you make an offer. Sometimes you look with rose-colored glasses a little too much during the first viewing and you can still ask some critical questions the 2nd time. And, during a second viewing you will notice different things and you may see a hidden defect in the home that is important.
