Hiring a purchasing agent: some people think it is necessary, others think it is a waste of money. Can't you just buy a house yourself? Bee ECHT Makelaars In Alkmaar we think differently about this, and we are happy to explain why. Because hiring a purchasing agent always makes sense, even if you think it is unnecessary.
You are on Funda every hour, you read every real estate agent newsletter in your inbox - and yet you are always missing the net. The viewings are already fully scheduled, or you can join at the back. A purchasing agent is the first to hear about newly offered owner-occupied homes through his network. This way you can respond faster and who knows, you might even be the first to make a bid.
Purchasing agents know better than anyone what is available on the housing market. Especially if you work with a local real estate agent. As a purchasing agent, we are exclusively active in the Alkmaar region, so we know everything about this search area. The purchasing agent can then point you to that one cute street or a suburb that you had not yet thought of.
Your purchasing agent can accompany you to the (second) viewing. That's nice, because they are trained to look at a home objectively and critically. Of course you pay attention too, but it's easy to overlook something. And do you see how serious a crack in the wall is, or what renovation options are available? A purchasing agent does. This will give you valuable knowledge before you make a bid.
Many people dread the negotiation phase. What should you offer? What conditions do you include? And if the sellers do not agree, do you dare to bluff or do you immediately increase your offer? A purchasing agent will advise you on a good offer and conduct negotiations on your behalf.
If your offer has been accepted, the next step is to sign the (provisional) purchase contract. It is important that all agreements are stated correctly. For example, the reservations of your offer, such as a financing reservation or a construction inspection reservation. And all the practical matters: items for takeover, transfer date, the term to finalize the mortgage. The purchasing agent will carefully read everything for you.
Usually the purchasing process goes smoothly, but sometimes that is not the case. The sellers suddenly do not honor agreements, or after the transfer you discover a serious hidden defect. In such situations, a purchasing agent is of great value. They know what you are entitled to and what administrative and/or legal steps are required.
As you can see, a purchasing agent will guide you through every step of the purchase. Some things you may be able to do yourself. But as a purchasing agent, we are trained to be knowledgeable and alert at every step of the process – and every buyer benefits from this.
