When do you need a valuation report?

There are several reasons to have an appraisal done. This is usually not necessary if you are going to sell your house, as a no-obligation valuation and consultation will suffice. When do you really need a valuation report? The most common reasons are:

  • Mortgage application when purchasing a new home
  • Increasing the mortgage, for example during a renovation

What information is required for the valuation report?

We need a number of information for a valuation. This concerns:

  • Title deed/deed of delivery
  • Cadastral data and cadastral map (we request it ourselves)
  • Zoning plan (we request it ourselves)
  • Soil information (we request it ourselves)

Additional to an apartment:

  • Deed of division and/or deed of subdivision
  • Minutes of the last homeowners' association meeting
  • Multi-year maintenance plan (MJOP) or, if not present, building insurance policy with the reconstruction value of the entire building
  • Financial documents from the VvE such as annual accounts, balance sheet and budget
  • House rules
