Making your historic building more sustainable; REALLY well done!

In the previous blog we took you into the wonderful world of historic buildings. Do you already own a historic building, such as a monument or building with a protected city view, and do you want to make it more sustainable? A step-by-step plan and practical information helps ECHT Makelaars & Taxateurs you further. Did you know that you can do a FREE self-scan to see what specific improvements can be made to your home? You get a ''special'' sustainable building in return. Read on quick!

The REAL benefits at a glance

Making your historic building more sustainable is something you do for yourself and a better environment. And we have good news for you: by making your home more sustainable, you will also save money! How? We will explain that to you.

– Are you the owner of a monument (national, provincial or municipal)? Then you don't need an energy label. You can also sell or rent your monument without an energy label. Is there already a temporary energy label? Then you do not have to convert this to a final label. NB! If you go to an (environmental) subsidy provider for financing, they may ask for an energy label.
– You immediately save on your energy costs. Did you know that with 10 solar panels on your roof you can save up to €560 per year? And solar panels are becoming cheaper, so you often get your investment back in 6 or 7 years. Monument owners pay attention! Solar panels are often not allowed to be placed on the home, an outbuilding is suitable for this.
– The energy-saving measures you take make your home more valuable, therefore also more interesting for potential buyers.

In 10 steps to a historic sustainable building

10 steps to a particularly sustainable building? It's possible! Below we will explain where you can start in this step-by-step plan and show you where you can go if you have questions.

Step 1: Divide the project

If you are going to make your special building more sustainable, it is quite a project. Make it small! Divide the project into small parts: ventilation, heating, generating, insulating and see which choices you can combine. Are you looking at generating sustainable energy? The systems can then often be combined with, for example, the heating of the home. Hire an expert and look in the business guide here for the right professional.

Step 2: hire an advisor

Making a special building more sustainable means continuously looking at what can be done within its monumental value. Tip: involve the municipality in your plans at an early stage and ask their advice! And very important: engage an advisor who can submit the subsidy application for you or determine the monumental value of the home. The first point of contact for the municipality of Alkmaar is Erfgoed Alkmaar, click here For more information. In some cases, a building physicist or the Cultural Heritage Agency can help think about, for example, the right choice for insulation. It remains a tailor-made solution, so make use of the help that is available.

Step 3: know your home

Hundreds of years ago, people used different means for home comfort than they do today, but did you know that the materials they used then can still contribute to sustainability? The materials used to be more natural and the homes were built with manpower, so very sustainable. It is good to know which materials were used in the home! Did you know that replacing the shutters in the home already provides more comfort? Also look at the location of the house and see how the sun rotates in relation to the house to determine the rooms.

Step 4: Look at the outside

Start with sustainability on the outside! Proper drainage of water from the outside ensures a dry outer shell. Gap sealing is one of the measures to take. Next is the insulation of the floor, roof and facade. Insulation and crack sealing is a good combination of measures that often go together in practice.

Step 5: glass and painting

Is painting also part of sustainability, I hear you think? Of course! Good painting ensures that moisture has less grip on the wood of the doors and frames. The interior painting is especially important, because it must be vapor tight (with better insulating glass, for example). The moisture on the wood of the window frames condenses better if the window glass is better insulated. Do you want to make the right choice for glassware? Then read this article.

Step 6: Locate the moisture sources

Has the outside been addressed? Then we will now look at the inside. Start by looking for the sources of moisture in the home and see what you can do to solve the problems. Combating moisture in your monument is a specialist job, look here in the business guide to call in an expert.

Step 7: thermal bridges

These are the weak links in the outer shell of your monument: the thermal bridges (or construction nodes). If you look at your home, the beam heads are often cold bridges. It is sometimes decided not to insulate the beam heads by about 30 centimeters, but it is important to make them vapour/airtight. It is necessary to engage an expert on this topic.

Step 8: Insulate

You now know where the moisture sources are in the home, now you have to choose which insulation goes with it. The material you use and where you use it can make a big difference to the comfort in the home.

Step 9: ventilate

The penultimate step is the choice of ventilation. Good ventilation is essential for a healthy indoor climate and for the removal of moisture. You can open a window the old-fashioned way, but also consider mechanical extraction. Also check out the options for linking a fully mechanical extraction system to a heat recovery installation, a lot is possible these days! That is also step 10: a good energy supply & heating.
