The new energy label

The new energy label will be mandatory from January 1, 2021. What has changed? The biggest difference is that previously you could request an energy label online. Now a certified advisor must first come by to inspect the home.

What is the energy label?

The energy label provides tenants and buyers with information about how economical or inefficient a home is. Do you choose an economical home? This means a lower energy bill, less CO2 emissions and more living comfort in your home. With classes A++++ (very economical) to G (very inefficient), the label indicates how energy efficient a house is compared to similar houses. Measures such as energy-efficient heating, good insulation, HR++ or triple glazing and solar panels make a house energy efficient. The benefits of an energy label

The energy label has advantages for home owners, home buyers and new tenants:
– Buyers and new tenants can immediately see whether a home is energy efficient or not
– The energy label gives buyers and tenants an indication of the energy bill
– The energy label shows examples of how an owner can make his home more energy efficient
– The energy label can have a positive influence on the final sales or rental price of a home
– A good energy label can accelerate the sale or rental of a home

When is an energy label mandatory?

When selling or renting a home, it is mandatory to provide a final energy label. If you do not do this, you risk a fine imposed by the Human Environment and Transport Inspectorate. An energy label is not mandatory for some homes or special buildings, for example for a protected monument.

What do you need to know about the new energy label for homes?

The new energy label for homes has been introduced from 1 January 2021. The difference with the previous energy label? At first you could easily apply for the energy label online for a few tens of euros. With the new label, a certified energy advisor must first inspect the home after which the label can be issued. The costs for this are between €250 and €350 (including VAT). This amount depends on the type of home.

What is being looked at?

During an energy advisor's inspection, the following is examined:
– Presence of the applied insulation such as roof, floor and facades
– The dimensions of the house
– Installations such as central heating boiler, solar panels, mechanical ventilation, etc.

An inspection will take an average of 1 to 2 hours. It is important to have data regarding installations or post-insulation (e.g. invoices) at hand. Based on the inspection, the energy advisor can calculate how much energy is needed for heating, cooling and ventilation of the home.

What if you already have a definitive energy label?

Have you previously requested a definitive label? Then it will simply remain valid for 10 years. You will find the 'valid until' date on the energy label.

To check which energy label you have, you can check your current (provisional) energy label via the website energielabel.nl. You can also see until when the energy label is valid.
