The new valuation report

The new valuation report came into effect on October 1, 2021. The main difference with the old one? Construction and sustainability aspects are discussed in more detail. Our real estate agent Laurens Slikker has gone back to school over the past year to comply with the new rules for the valuation report. And is ready for you to value your home according to the latest requirements. What has changed in the report? And what does this mean for me as a customer? We will tell you in this blog.

Construction aspects

Anyone who buys a home will have to deal with it: the home appraisal and a structural inspection. What has changed in the old model valuation report from 2018 is that attention is now also paid to construction aspects during the valuation, such as how the home has been maintained and the expected costs for immediate overdue maintenance and the costs of this in the longer term. For example, the appraiser looks at the quality of the foundation, floors and stairs of the home, but also at the condition of the window frames, windows, doors and interior and exterior painting. This way you, as an (almost) homeowner, get a good idea of ​​the home and you know exactly what any maintenance will cost you.

Tips and advice for sustainability

With the agreements in the climate agreement, it is important for homeowners to make their homes more sustainable. But how? The new valuation report provides information about the current energy label, how much energy the home consumes and what energy-saving measures you can take to meet the requirements. Did you know that from 2050, homes will no longer be allowed to be heated with natural gas? We therefore already mention this in the valuation report and give you tips for insulating the home and heating/cooling it in a more sustainable way.

Important to know

And what changes for you as a customer if you have a valuation report drawn up by us? We list it for you below:
• The appraisal reports will be slightly more expensive as they require more time to prepare the more extensive appraisal report, but know that we still offer you a fixed low price
• The valuation report is easier to read than the old one, concepts and technical terms are now readable and understandable for everyone
• Is there already a construction report for the house? Then this may be used for the new valuation report. It is important that it is not older than 1 year and meets the requirements of the NHG.
