NVM Online Bidding is a new digital bidding system offered and supported by the NVM. ECHT Makelaars & Taxateurs NVM is the first to use Online Bidding in the Alkmaar region. We believe transparency in the housing market is very important. We do not (yet) use NVM Online Bidding for all homes. It remains the choice of our client, the seller, to use this system.

What are the advantages of Online Bidding?

The biggest advantage of Online Bidding is that the entire bidding process is transparent for both the seller and the buyer. Instead of the real estate agent conducting a one-on-one negotiation with an interested party, or offering a home via registration, the price and conditions are determined transparently. Anyone who is interested can participate in the NVM Online Bidding and indicate what their conditions for the bid are. Consider conditions, for example financing, construction inspection or the date of the transfer.

How does it work?

Very simple! If you want to bid online via the NVM Online Bidding system, you need an account with NVM Online Bieden. Your account will be activated when you visit our office or another participating broker with your ID. The homes that participate in the NVM Online Bidding are recognizable with a label on Funda.

The bidding

You have found your dream home and would like to make an offer. How do you do that? When the NVM Online Bidding starts on the house, you can make an offer with resolutive conditions. This may be subject to financing or a building inspection. The transparency allows you to easily view what others have bid and adjust your bid accordingly; or adjust your resolutive conditions. After the NVM Online Bidding has closed, the real estate agent will consult with the seller as to who may purchase the home. It is good to know that not always the highest bidder gets the house, it can also be a bidder with the most favorable conditions.

What if my offer is accepted?

Yes, congratulations! If your offer is accepted, a purchase agreement will be drawn up. After signing the purchase agreement you have 3 days to reflect.

Important to know:

  • Bid step
    The bidding step may differ per object, this is set by the selling NVM Real Estate Agent before the start of a bidding round. You can place a bid that is one or more bidding steps higher.
  • Extension
    If a bid is placed in the last 2 minutes, the bidding process will be extended by the same time.
  • Outbid
    You cannot outbid yourself, but you can change the resolutive conditions.

Frequently asked questions

  • Can I submit multiple bids?
    Yes, you can place as many bids as you want. It is just not possible to outbid your own bid. You can, however, change the resolutive conditions. It is also possible to set an autobid.
  • What is an autobid?
    By setting an autobid (automatic bid), the NVM Online Bidding system automatically increases your bid. The system automatically ensures that you are the highest bidder. This way you don't have to manually place a new bid every time. You can of course easily set a maximum amount as an auto bid. Only if someone makes a higher bid than your auto bid, you are no longer the highest bidder.
  • If I have the highest bid, am I sure I have the house?
    No Unfortunately. It is up to the seller to whom the home is sold. This may have to do with the conditions you set when bidding online. NVM Online Bidding does not differ from other sales processes.
  • Is NVM Online Bidding free?
    Yes, the use of NVM Online Bidding is free for bidders (buyers).
  • Why should I use NVM Online Bidding?
    If you do not like to participate in a registration where you do not know what other interested parties are offering, then NVM Online Bieden is a pleasant solution. It ensures transparent pricing because you can see what other interested parties are offering. So you always have the chance to make a higher bid.
  • As a private buyer, do I have a cooling-off period?
    Yes, purchasing or selling via NVM Online Bidding does not deviate from existing laws and regulations. For a private individual purchasing an existing home, there is a 3-day reflection period after signing the purchase agreement. For new construction this is 7 days.
  • Do I have to do everything alone or can I use my purchasing agent?
    You decide that yourself. You have the choice whether you bid yourself via the NVM Online Bidding system or do so together with your purchasing agent. Do you know little about purchasing a home? Then it is wise to engage an NVM purchasing agent to guide you through the purchasing process. It is recommended that you engage an expert to guide the purchase.
