When do you pay transfer tax?

Do you live in the Netherlands and are you buying a piece of land or a building? Then you pay transfer tax. You also pay transfer tax on immovable property, such as leasehold. Are you buying a new-build home? Then you pay sales tax, which is usually included in the purchase price.
The transfer tax rates

Below we have listed the percentages for the transfer tax:

– 0% – the starter pays no transfer tax (exemption);
– 2% – for homes where the buyer will live for a longer period of time (not for rental);
– 8% – for all other real estate, such as business premises, rental properties or holiday homes.

When do you qualify for an exemption?

Are you between 18 and 35 years old and are you buying a home under €400.000 and have you not yet used the exemption? Then you can use the scheme. This exemption scheme was created to make the housing market more accessible to starters.
