What is the purpose of a valuation?
An appraisal of your house or apartment can have various reasons. So the goal is not always the same. An appraisal determines the current market value of your home. This value is based, among other things, on the condition of the house, the garden, the surroundings, facilities in the neighborhood and the sales price of comparable homes.
ECHT Makelaars & Taxateurs specializes in valuing houses in the Alkmaar area. Most of our appraisals are for applying for a mortgage when purchasing a new house or apartment. In addition, we also regularly receive requests regarding transferring or adjusting the mortgage. Below we will tell you more about the different reasons for a valuation.
Our valuation reports are suitable for any purpose. Our appraisers are registered with the NRVT (Dutch Register of Real Estate Appraisers) and are completely independent.
Valuation when buying a house
When you buy a house and want to apply for a mortgage, the mortgage provider will ask for a valuation report. This allows them to determine the value of the house in relation to the requested mortgage value.
Valuation for transferring the mortgage
If you pay a high mortgage interest rate, it may be advantageous to refinance your mortgage. This could easily save you hundreds of euros per year. The new mortgage provider will then want a valuation report to know the value of the home in relation to the mortgage.
Valuation for new construction
Have you purchased a building plot and do you want to apply for a mortgage for the plot and the construction costs of the new house? Based on the construction plan, construction drawings and specifications, we make an accurate assessment of the market value after delivery. This is also called a new construction appraisal.
Valuation for a renovation
Do you want to renovate your house, for example with a new kitchen, bathroom, extension or dormer window? Then you may be able to increase your mortgage for this. You often need a valuation report with the market value before and after the renovation. We can make a reliable valuation based on your plans, quotes, drawings and renovation specifications.
Valuation for objection to WOZ value
You usually receive the WOZ decision annually in the first quarter. This states what value the municipality assigns to your home. If you disagree with the home value, you can object. You need a valuation report to substantiate this objection.
Valuation upon divorce
If you get divorced, you also want to finalize matters financially. With an independent appraisal report you know the current home value and you can use this for further settlement. This is certainly necessary if one of the partners continues to live in the house and the other has to buy out.
Valuation when making a sales decision?
An appraisal provides a substantiated picture of the actual value of your home. This way you can better decide whether or not to sell your house. However, a valuation is usually sufficient.
